Stamped concrete services in Waltham MA - a patterned slab sealed to keep its color

Plain gray patio or a chipped, uneven driveway? We pour stamped concrete with air in the mix and seal it against water.

Stamped concrete adds pattern. Sealing is what protects it.

Stamped concrete is a regular slab with a pattern pressed into the top while it's still soft, so a patio, walk or driveway gets texture and depth instead of plain gray. Underneath, it's much the same pour as a new concrete sidewalk or a garage floor slab.

Most calls start with a patio or driveway that's cracked, sinking or chipping. Others start with a plain broom finish, the brushed texture that gives your shoes grip, that the owner is just tired of looking at.

A stamped surface needs a seal, because the seal protects it from water, de-icing compounds and staining and keeps the finish looking right. Skip that step, and a Massachusetts winter starts working on the top.

We plan stamped concrete for winter. That starts with the mix.

Stamped concrete looks its best when the mix has the right air in it and the surface stays sealed, so I settle both before anything else. We pour early, not in midday heat that can leave a weak, dusty top, and we cut control joints, the grooves that give a slab a planned place to crack, on time.

Before you decide, we go over resealing and the first winter. One concrete industry group advises sand instead of deicers on new pavement that first season, so keep a bag of sand handy and leave the salt in the garage.

Stamped concrete is more than a pattern. Here's what it covers.

  • Tear-out and haul-away

We break up the cracked, sinking or chipping slab you have now and haul it off, so the new work starts clean.

  • Slope and drainage

We set the slope so rain runs away from your house and off the slab instead of pooling on it.

  • Forms and rebar

We build the forms that shape the edges and set rebar, steel bars inside the slab that hold cracks tight, where the job calls for it.

  • The pour and the pattern

We place the concrete, then press the pattern into the top while it's still soft, finishing edges by hand where the stamps won't reach.

  • Curing time

We give the slab time to cure, the days it needs to harden before you walk or drive on it, and keep traffic off until then.

  • Sealing the surface

Once the slab is ready we seal it, and show you what a worn seal looks like so you'll know when it's time to reseal.

Good concrete work pays off. Stamped or plain, it starts with planning.

Done badly, stamped concrete gives itself away in winter. A Canadian concrete group says slabs that freeze and thaw with moisture or deicing salts are prone to scaling, the top flaking off, and names concrete with too little entrained air, or none, as a main cause. That's air mixed in on purpose, so ask any contractor about the mix.

We check where the water runs first, so the slab falls away from your house. In Waltham, adding or changing more than 300 square feet of hard surface means drainage calculations, smaller jobs still go to the DPW with an application and a drawing, and no new paving may send extra stormwater onto a neighbor's yard.

How much does stamped concrete cost near Waltham?

Stamped concrete in the Boston area usually costs about $10 to $25 per square foot, which is the going rate there, not our price. For a stamped patio, reinforced concrete runs more per square foot than un-reinforced. Size, access and whether the work reaches the curb move it too, and our written estimate shows what's included.

How often does stamped concrete need resealing?

There's no set schedule, because you reseal as needed rather than after a set number of years. It's time when water and stains stop beading off or the color loses its depth, and resealing is the most common upkeep stamped concrete needs.

Do I need a permit for a stamped driveway in Waltham?

Yes, driveway work goes through the city. Repaving an existing drive needs a driveway paving permit, a new opening at the street starts with a curb cut application to the Waltham Engineering Department, and the Building Department approves all driveway construction. We work out which office handles your job and take care of the permit steps for our work.

Does a stamped concrete contractor need state registration in Massachusetts?

Not for ground-level patios and driveways, which are on the state's list of work that needs no registration. Otherwise, Massachusetts requires Home Improvement Contractor registration for work on existing owner-occupied homes with one to four units. We're licensed and fully insured.
